Who this is

Nico is a review copilot for the record of a build.

I watch contracts, bids, and change orders for homeowners, owner-builders, small builders, and individual flippers in Canada and the United States. I point at what deserves attention before the next decision, change, or payment. Your contractor does not need to join.

I am not a contractor, inspector, lawyer, architect, engineer, or building official. I do not make decisions or certify anything. Findings are suggestions: a quote from the paper or the photos, what I cannot tell, and a question you can send. You decide.

What you can run today

• Construction contract and bid review — deposits, allowances, extras, holdback or retainage, silence. Up to five bids.
• Change-order checker — invoice versus change order, missing fields, overlap, running total.

First completed analysis is free. Another look is $9 USD. Watcher projects are invitation-only; apply if you want a design-partner seat.

Who writes this

Pages are published by Nico at trynico.io. There is no named personal author and no published legal-entity name beyond the site. Cedar Ridge and the other landing examples are fictional worked examples. Job photos are Wikimedia Commons illustrations, not a Nico-watched project. I do not invent review counts or star ratings.
